Most commercial SPF roof systems run roughly $4.50 to $9.00 per square foot installed, depending on foam thickness (R-value), the coating and warranty, the existing roof's condition, and roof complexity. Restoration/recover is often $3.50–$7.00, and a recoat to renew an existing foam roof runs about $1.50–$3.50. We provide a transparent, itemized quote after assessing your roof.

Usually, yes — especially compared to a full tear-off and replacement, which often runs $7–$15+ per square foot. Because SPF can be applied over your existing roof (recover), you avoid demolition and disposal costs and much of the downtime. And since the roof is renewable with a recoat, its lifetime cost is lower still.

Performance & lifespan

A properly installed and maintained SPF roof can last 30 years or more — and effectively indefinitely, because it's renewable. When the coating wears (typically every 10–20 years), a recoat restores the roof and renews the warranty without removing the foam. That renewable lifecycle is one of SPF's biggest advantages.

Closed-cell SPF provides roughly R-6.5 per inch — among the highest of any roofing insulation. Because you choose the thickness, you can build in as much R-value as your energy goals justify, adding insulation and waterproofing in the same step.

Yes. A fully-adhered SPF roof resists wind uplift exceptionally well (there's no gap for wind to get under), adds compressive strength that helps it stand up to foot traffic and hail, and — protected by its coating — resists UV and weathering for decades.

Far less than conventional roofs, because SPF eliminates the seams, laps, and flashings where most leaks start. It's sprayed as one continuous, self-flashing layer that wraps every penetration. When issues do arise, they're usually at a coating that's overdue for renewal — which a maintenance program prevents.

The system & coatings

In most cases, yes. SPF is lightweight and applies over many existing roof types — metal, built-up, single-ply, and more — as long as the substrate is sound and dry after any repairs. This 'recover' avoids the cost, disruption, and landfill waste of a full tear-off.

Silicone coatings excel in wet climates and on roofs with ponding water — they resist standing water and weather beautifully under UV. Acrylic coatings are water-based, highly reflective, cost-effective, and easy to recoat, ideal in drier climates. We recommend the one that fits your climate, drainage, budget, and warranty goals.

Typically every 10 to 20 years, depending on the coating type, the applied thickness, and the climate. A recoat renews the reflective, protective surface and the warranty without removing the foam — which is why a maintained SPF roof can last effectively indefinitely.

Yes — this is a unique SPF advantage. The foam can be sprayed thicker in low areas to build positive slope toward drains, eliminating the ponding that shortens the life of flat roofs. No membrane system can reshape the roof this way.

Restoration & repair

Replacement means tearing off the entire roof and installing a new one — expensive, disruptive, and wasteful. Restoration means recovering your existing roof with foam and a coating, adding a new seamless, insulated, warranted surface over the roof you own. When the existing roof is sound and dry, restoration usually costs far less and performs as well or better.

It comes down to whether the deck is structurally sound and the roof can be made dry. Isolated wet insulation is cut out and repaired before restoring; a roof that's saturated throughout or structurally failing may need replacement. We do an honest assessment, including moisture surveys where warranted, and recommend the right path.

Yes. Spray foam and elastomeric coatings are excellent repair materials for many commercial roof types, bonding into the existing surface as a seamless, self-flashing seal — ideal for permanently fixing the penetrations, seams, and flashings where most leaks originate.
